1. Platform Scope & Services

Diamond Rez operates as a real estate marketing, property brokerage, and service coordination business based in Grenada.

Our services may include:

• Property sales, purchases, and leasing.
• Residential and vacation rentals.
• Real estate investment and development opportunities.
• Property management and maintenance coordination.
• Concierge and transportation services.
• Home design and furnishing assistance.
• Shopping assistance and related lifestyle services.

Services are offered subject to availability and any applicable legal or authorization requirements.

Diamond Rez may act as a marketing representative, intermediary, agent, service provider, or service coordinator, depending on the transaction and the agreement with the client.

Before a client becomes bound by a transaction or paid service arrangement, we will identify our role, the relevant contracting parties, and the applicable fees.

Certain services may be delivered through independent agents, property owners, contractors, or third-party providers.

These Terms alone do not appoint Diamond Rez as an exclusive agent or authorize us to bind a property owner or client.

2. Property Listings & Accuracy

Property information, including descriptions, photographs, prices, measurements, availability, amenities, and location details, is provided in good faith.

We make reasonable efforts to maintain accurate information but do not guarantee that every listing is complete, current, or free from errors.

Measurements are approximate unless expressly stated otherwise. Photographs, illustrations, and development renderings may not reflect a property’s current condition or final appearance.

Listings may be updated, withdrawn, or modified. Changes to a listing do not, by themselves, alter an existing signed agreement or confirmed booking.

Buyers, tenants, and investors should independently verify relevant property details, including ownership, title, boundaries, condition, permitted use, and any applicable restrictions, before entering into an agreement.

Nothing in this section excludes responsibility for misleading statements or other liability that cannot lawfully be excluded.

3. User Registration & Accounts

Users may be required to create an account to access certain website features.

By registering, users agree to:

• Provide accurate and current information.
• Keep their login credentials confidential.
• Use the platform only for lawful purposes.
• Notify Diamond Rez promptly of suspected unauthorized account activity.
• Avoid impersonating another person or business.

Users entering a binding agreement must have legal capacity to do so. Anyone acting for a business or another person must have the necessary authority.

Diamond Rez may suspend or restrict accounts involved in fraud, misuse, security threats, or violations of these Terms, subject to applicable law.

Account suspension does not, by itself, extinguish obligations or rights under an existing agreement.

4. Property Owners, Agents & Listings

Property owners and agents submitting listings must have the legal authority to advertise or represent the property.

By submitting a listing, the person submitting it confirms that:

• The information supplied is accurate to the best of their knowledge.
• They have permission to use the photographs, descriptions, and other submitted materials.
• They have authority to offer the property for the advertised transaction.
• Relevant changes to pricing, availability, authority, or property details will be communicated promptly.

Listing contributors grant Diamond Rez a non-exclusive licence to display, reproduce, format, and promote their submitted materials for the purpose of marketing the property through our website and related marketing channels.

This licence does not transfer ownership of the materials to Diamond Rez. Requests to stop future use may be submitted to us, subject to existing agreements, legal recordkeeping requirements, and the practical limitations of recalling materials already distributed.

Diamond Rez may review, edit for presentation, reject, or remove listings that are inaccurate, misleading, unauthorized, unlawful, or inconsistent with platform standards.

Access to listing tools does not, by itself, establish employment, a partnership, or authority to make commitments on behalf of Diamond Rez.

5. Property Sales, Purchases & Leasing

Submitting an enquiry, requesting a viewing, or expressing interest in a property does not constitute a binding purchase, sale, or lease agreement.

Transactions remain subject to applicable legal requirements, satisfactory due diligence, and the necessary agreements executed by the relevant parties.

Buyers, sellers, landlords, and tenants should obtain independent legal and financial advice where appropriate.

Any required ownership permissions, licences, approvals, taxes, duties, or registration requirements must be addressed before completion.

Diamond Rez does not guarantee financing approval, property appreciation, rental returns, or successful completion of a transaction.

6. Real Estate Investments & Development Opportunities

Investment properties and development opportunities displayed through Diamond Rez are provided for informational and marketing purposes.

Projected rental income, investment returns, property appreciation, completion dates, and development outcomes are estimates unless expressly stated as contractual commitments in a separate agreement.

Actual outcomes may differ due to market conditions, operating expenses, financing, construction costs, approvals, occupancy, and other factors.

Displaying an opportunity does not constitute a guarantee of its financial performance or a recommendation that it is suitable for a particular investor.

Investors should conduct independent due diligence and obtain appropriate professional advice before committing funds.

7. Property Management & Coordination

Diamond Rez may provide property management and coordination services, including maintenance scheduling, housekeeping, inspections, staffing coordination, rental support, and owner reporting.

The scope, frequency, fees, spending authority, reporting arrangements, and responsibilities will be set out in a separate property management agreement.

Independent contractors may be engaged to perform specific services.

Diamond Rez will exercise reasonable care in performing and coordinating its agreed responsibilities. We cannot guarantee uninterrupted utilities, the prevention of all property damage, or that every independent contractor will perform without delay or error.

Where Diamond Rez contracts to provide a service, engaging a subcontractor does not, by itself, remove our responsibilities under that agreement or applicable law.

Additional repairs, emergency work, and contractor expenses will be handled according to the authorization and payment provisions of the applicable management agreement.

8. Concierge, Transportation & Third-Party Services

Diamond Rez may assist clients with transportation, shopping, home design, housekeeping, and other lifestyle arrangements.

Certain services may be supplied by independent providers. Availability, scheduling, pricing, cancellation conditions, and service standards may vary.

Before confirmation, Diamond Rez will identify whether it is supplying the service or acting as a booking or referral intermediary.

Where an independent provider supplies the service, its applicable terms will be made available or identified before the client becomes bound by the arrangement.

Third-party terms do not exclude Diamond Rez’s responsibility for its own acts, omissions, or contractual obligations.

9. Payments, Fees & Commissions

Fees will be communicated through quotations, invoices, booking confirmations, or separate agreements.

Before payment or confirmation, the relevant arrangement will identify:

• The currency and total price, or the basis for calculating it.
• Applicable taxes and additional charges.
• The payment recipient and payment deadlines.
• The purpose and treatment of any deposit.
• Applicable commission or management fees.
• Relevant cancellation and refund conditions.

Prices may be displayed in USD, XCD, or another clearly identified currency.

Banking charges, currency conversion charges, processing fees, and third-party costs may apply and will be disclosed where known. Customers should check any separate charges imposed by their own bank or payment provider.

Where Diamond Rez receives money on behalf of another party, the applicable agreement will explain its role and how those funds will be handled.

Customers should verify payment instructions through established official Diamond Rez contact channels, particularly if bank details change.

No commission, deposit, or service fee becomes payable solely because a person browses the website or submits a general enquiry.

10. Reservations, Cancellations & Refunds

Reservation, cancellation, and refund conditions may differ by property or service.

Applicable conditions will be disclosed before the customer confirms the arrangement or makes payment.

Refund eligibility may depend on the relevant agreement, cancellation timing, services already performed, and applicable law.

Any non-refundable payment or cancellation charge must be clearly disclosed before the customer becomes bound.

If Diamond Rez or a provider cannot supply a confirmed service, the applicable agreement and mandatory legal rights will determine the available refund, replacement, or other remedy.

Nothing in these Terms excludes a refund or other remedy required by law.

11. Privacy & Personal Information

Diamond Rez may collect personal information to process enquiries, maintain accounts, coordinate services, communicate with clients, and support property transactions.

Information may include names, contact details, property preferences, enquiry history, and information reasonably necessary for an agreed service or legal requirement.

Personal information will be handled in accordance with our Privacy Policy and applicable legal requirements.

Information may be shared with relevant agents, property owners, service providers, legal professionals, or authorities where necessary and legally permitted.

We will not publicly display private owner or agent contact information without appropriate authorization.

Acceptance of these Terms does not, by itself, constitute consent to optional marketing communications. Marketing recipients will be provided with an appropriate method to unsubscribe.

12. Intellectual Property

Diamond Rez’s branding, original website content, design, graphics, and other materials owned or licensed by us are protected by applicable intellectual property laws.

Users may view website content for lawful personal use and retain information reasonably necessary for their own enquiries or transactions.

Nothing in these Terms removes any duty of reasonable care owed by Diamond Rez or excludes liability for fraud, willful misconduct, or any liability that cannot lawfully be excluded.

References to independent providers do not exclude responsibility for Diamond Rez’s own acts, omissions, or contractual obligations.

Any limitation of liability is subject to the relevant agreement and the rights and remedies available under applicable law.

15. No Professional Advice
